A person showed up to look at the GMC that I'm selling. He has concerns about the 30 years that it hasn't been used. He has a point. And caution is wise. Things like. Where was it stored. Outside, inside of a build. Well vented, or not. On dirt, rock, or concrete. Was it started during that time. MICE. There's a 77, that's about a mile from my house. It got parked outside about 30 years ago. The owner is now down to $900. If he gave it to me. Or even gave me $900. Then delivered it. I'm not interested. Full of mice. And sunk in the dirt. Mine was parked in a machine shed with an open side to the South. On concrete. He said that he started each year. Tail pipe showed that. What I don't understand. Is why I found no mouse nest anywhere in it. And no bad smalls. Our 78 Royale that I built for us. Was a mouse condo. But was the exact 78 Royale floor plan that we had to have. Then 3 miles from my house. I think that I've negated the problems of long storage on the one that I'm selling. Replaced the gas tanks, gas hoses, rebuilt carb, and new fuel pump. New wheel cylinders, calipers, all rubber brake hoses, and master cyl. 16 inch aluminum rims/tires. Some engine hoses, water pump, thermostat, all belts, and anti freeze. Greased rear wheel bearings. Rebuilt 78 rear suspention. 6 KYB shocks. Changed all oils, fluids, filters. Points, spark plugs and wires. NOS roof A/C, frig, cook top, and replacement furnace. Never put in use. Most still in boxes. New plywood paneling, countertop, head liner, LED lighting, wiring, and 110 to 12v modern charger. House water pump. New cushions, and flooring. The frame has all been cleaned with some painting behind the rear suspention. The frame has only light surface rust. No pitting anywhere. So with all these things replaced, and done. If you are able to display all of the recon work you list in your email
then I don’t know why you cannot sell it. Maybe there is something present
unaddressed which is apparent to prospective buyers but not to you? Or,
maybe your price is too low relative to your claimed improvements and
people think it’s too good to be true and are suspicious.

Bob, selling old cars/etc is a mine field. It needs to be navigated with
extreme caution. Anyone who questions your time schedules or reasons for
doing what you did, has one thing in mind. To beat you down in price. You
know what you did, and what your time is worth. My advice to you is to stay
the course. The right buyer will come along. Hang in there.

asses for a GMC seat.

If the guy were a serious buyer and was familiar with vintage vehicles he should be able to tell by looking at your coach that you put a lot of work into it. Some folks just want something for next to nothing don't let him get you down a serious buyer will come along.

So. Has the work completed. Negate the issue of it setting for all those years. I've tried to make this GMC safe/dependable. It is. It comes down to a persons comfort zone. I'd say it's well within most peoples comfort zone. I have a very high comfort zone. If I was buying it from me. I'd take me up on the offer of rebuilding the good working trans. $2000. And have me rebuild the front knuckles with the grease fitting option for a $1000. That would bring the total to $20,000. That is still a very low price for all that's been done. At lease I think so. My personal comfort zone is off the charts. That's how we ended up with $41,000 in it. No labor cost.. In the 78 Royale we drive a lot. Some owners carry lots of parts. I'm taking all my spare parts along with me also. It's just that I bring my parts along. Already installed. Parts take up much less space that way. ( GRINN ) Bob Dunahugh

Is it possible that this person simply was not mechanically savvy? They may have just been following the a checklist of things to verify without understanding how to accurately assess if any issues have been properly addressed. One of the first and most important items we always stress here is to be aware of coaches that have sat for long periods.

I'd say the next step is some road testing. A note pad and paper. I'm sure there will be lots of "fine point" notes. Either address them and fix, or note to buyer. Then you can sell with assurance that your assesment is accurate.

It is priced correclty - actually low - for the work done; and the offered but unneeded improvements - transmission and front knuckles - is also priced fairly - actually low. RVs sell before the Fourth of July or sit till next spring just like boats. I did as you have done, priced the 23' fairly but a bit low, and waited until a reasonable buyer came for it, laid the4 price, and drove it home. Unless you're strapped for cash, hold it for your very fair price.

I don't think I would worry about it sitting for a while, almost all of these have sat for a while at some point in their lives.
as long as you'd replaced all rubber I don't really see that as a valid concern from a buyer (at least not compared to every other one out there).
I know you didn't ask but here it is anyway:
The first thing you need is better photos. Those of us that know what we're looking at can see it's a nice coach, but for a casual observer they make it look small cramped and unpleasant.
Pull it out in the daytime and pull the blinds up and take some decent photos.
Photos are the #1 thing that sell a vehicle.
I don't know if you have already done so, but reach out to Billy Massey and post it up on the GMC For Sale Facebook. Much bigger audience than than GMCMI website.

I only wished you had owned my coach before I bought it. Just like bus conversions or classic cars vehicles over 10 years old are not for the run of the mill consumer unless the they are financed like jay leno.
Just my opinion.
There is a GMC buyer out there that wants one and doesn't want to do the work you have done.
When you find him or her it will be GONE

Gereld Works put on an excellent presentation at the GMCMI event in Tucson. On selling a GMC. I was hoping that I'd get someone to commit to buying it. After seeing it. Then I could do some up grades that they would like to have. Parts only. No labor. Well. That's not working. Not surprising after Gerald's talk in Tucson. It was worth a shot. We just had a couple look at it. After they left. Linda, and I agreed that this GMC wasn't for them. They need to find one in the $35,000 range. And this GMC isn't there. It's priced right for it's condition. A few days later he sent me a very nice, and helpful e-mail. I'm hoping that I can help them find the right one for them. Bob Dunahugh

So. Has the work completed. Negate the issue of it setting for all those years. I've tried to make this GMC safe/dependable. It is. It comes down to a persons comfort zone. I'd say it's well within most peoples comfort zone. I have a very high comfort zone. If I was buying it from me. I'd take me up on the offer of rebuilding the good working trans. $2000. And have me rebuild the front knuckles with the grease fitting option for a $1000. That would bring the total to $20,000. That is still a very low price for all that's been done. At lease I think so. My personal comfort zone is off the charts. That's how we ended up with $41,000 in it. No labor cost.. In the 78 Royale we drive a lot. Some owners carry lots of parts. I'm taking all my spare parts along with me also. It's just that I bring my parts along. Already installed. Parts take up much less space that way. ( GRINN ) Bob Dunahugh

A person showed up to look at the GMC that I'm selling. He has concerns about the 30 years that it hasn't been used. He has a point. And caution is wise. Things like. Where was it stored. Outside, inside of a build. Well vented, or not. On dirt, rock, or concrete. Was it started during that time. MICE. There's a 77, that's about a mile from my house. It got parked outside about 30 years ago. The owner is now down to $900. If he gave it to me. Or even gave me $900. Then delivered it. I'm not interested. Full of mice. And sunk in the dirt. Mine was parked in a machine shed with an open side to the South. On concrete. He said that he started each year. Tail pipe showed that. What I don't understand. Is why I found no mouse nest anywhere in it. And no bad smalls. Our 78 Royale that I built for us. Was a mouse condo. But was the exact 78 Royale floor plan that we had to have. Then 3 miles from my house. I think that I've negated the problems of long storage on the one that I'm selling. Replaced the gas tanks, gas hoses, rebuilt carb, and new fuel pump. New wheel cylinders, calipers, all rubber brake hoses, and master cyl. 16 inch aluminum rims/tires. Some engine hoses, water pump, thermostat, all belts, and anti freeze. Greased rear wheel bearings. Rebuilt 78 rear suspention. 6 KYB shocks. Changed all oils, fluids, filters. Points, spark plugs and wires. NOS roof A/C, frig, cook top, and replacement furnace. Never put in use. Most still in boxes. New plywood paneling, countertop, head liner, LED lighting, wiring, and 110 to 12v modern charger. House water pump. New cushions, and flooring. The frame has all been cleaned with some painting behind the rear suspention. The frame has only light surface rust. No pitting anywhere. So with all these things replaced, and done. Is there now an issue with the long time of setting so long anymore? If you were buying it. Should that be a concern to you? Bob Dunahugh
