Neither of which is unreasonable for a 42 year old motorhome.

I'm pretty sure it is 38k, it was well taken care of and sat for a long
time, here is a retry of the photos:

It is near Mountain View, CA, I'm looking for a good mechanic to help me
verify its roadworthiness over the next week or so, I need to take a single
trip (12 hour drive each way) first week of september, then will start a
more thorough overhaul

It does look very nice.
Take a close up photo of the brake pedal as noted in the link I sent you and compare it to the ones in the album. Add it to the
photos you've posted already.

Three things:
Welcome to the group, family, cult, asylum.....
It sounds like you may have a winner, but remember that sitting still is also not good.
You do have the right plan. Use it first, then do what it needs and then you can decide to change it. You do have every right to make it comfortable for you, but there are lots of coaches out there that were stripped out and the owner ran out of energy (or money), so they sit or get scrapped.
Please, go into the control panel (if you are working the forum) and build a sigfile that contains, your real name (you will meet other list members that may not recognize you as "troys"), a short bit about the coach (73 26 Sequoia is a good start) along with any major mods - this is because there are differences that can make a big difference, and finally a geographic reference so others that might like to be of assistance know if they are in striking range.
Things about a 73 - If it still has points in the distributor and you don't feel like springing for a new one, get the Pertonix kit for that. If you want more, I know more to do. Get a grease gun and put a tube of Valvoline Synpower in it and try very hard to over grease the bogies. (That can't actually happen.) Every thousand miles is not too much. You have the small bogie pins with the less than best case lubrication. Be sure that everything you look at is for 73&4, some things changed a lot for 75 and later. If it still has the original steel wheels, put changing that high on your list.
Lastly, you will soon find that you are now a part of a community like few others. I liken it to the watermen of my world (help when help is needed, everything else comes later). If you use your coach much you will soon find that it is not another toy, it is part of your family. For these reasons, I have taken up welcoming new owners much as a new owner or vessel would be welcomed in my world. So,

It has 38k miles, one owner, very little rust, idles nicely, power steering
is silky and transmission shifts nicely... leaks oil and has an exhaust
leak, can't tell how serious these are yet. Going to put it up on a lift
tomorrow at Applied and get a to-do list...
