Dan,
Examine closely the drain fitting on the bottom of the tank. Mine had rotted all the way off on the Clasco. The only thing keeping water in that tank was crud.
Whether you find the source or not, replace the water heater. You will not believe the junk you will find in there after all these years. JimB says they now use Atwood units that require cutting a hole in the sidewall as they are serviced from the outside. Electronic ignition Propane units are so very much nicer than the original 120vac or heat exchanger units used originally. I replaced my bad water heater in the Clasco with another 120vac units as I did not want to hack up the pristine exterior on the Clasco, but the propane unit in our Royale is waaaay better.
