What an odd unit. It appears that there is a Formica covered particle board counter in the wet bath? It also does not appear to have a dinette.

Yes! And it is only one foot longer than our Ultravans with almost the same kind of floor layout too.

That is why I'm interested. Very Happy

Thank you for your help.

The seller is Tom. I just got off the phone with him and he seems nice.
Tom's number is: 9TWO8-4SEVEN3-808ONE

However, the coach belongs to a friend or so Tom told me.
Tom said it is a project due to its age and how long it sat.
He is selling it to help his friend who bought it around 10 years ago, never used it, and it has been sitting in the AZ sun all this time. His friend does not want to deal with selling it.

Tom said the price was frim at $4,500.
I feel it is high for a project coach that sat for 10 years.

He also said some guy was driving by yesterday in a 77 GMC and stopped by for about an hour to look at it and talk. Wonder if it was someone from here? I wish I knew who that was. Very Happy

I have the cash - but I think he needs to be more reasonable on the price. It is not doing anyone any good to sit and if it sits too long it might get past a point of no return. Then what good is it to anyone?

Anyone reading this - Please chime in with a fair/good price that you would be willing to pay - If you were looking something like this.

PS - EDIT - AD ON - I aslo should have stated that Tom said some wires and vacuum hoses on top of the engine were eaten by mice along with the front seat(s) and the main led wire from the generator was one of them too. (That is a RED flag to me - what else will pop up or need tracking down to be fixed due to the mice?)

Well... that's a very interesting floorplan...

A 23 footer with separate beds - nice !!

There's a spot for a table in the rear too..

If you buy it Tony - I might be interested in that awning.

Yet another undocumented Birchaven floorplan? I think the folks at Coachmen were having way too much fun. A little snug up front, but for two folks to travel in compact comfort... I like it.

Groovy carpet. What, late 80's, early nineties, before mauve and mallard green took over? More accurate than carbon dating.


76 Birchaven - "Wicked Mistress" - New engine, trans, alum radiator, brakes, Sully airbags, fuel lines, seats, adult beverage center... those Coachmen guys were really thinking about us second hand owners by including that beverage center... Columbia, SC.

Bob,

Indeed this is a unique floor plan! It appears to be OEM Coachman.

The only floor plans for a Birchaven I could find were rear bath and rear dinette. Neither of which looked anything like this one.

Has anyone seen a Birchaven with a floor plan like this before?

When you go up and look at it could you please measure the rear twin beds length and width?

Sorry - NO PARTS for sale - This one I want for our use and I would fix up to keep it!!

Marie became handicapped/disabled(2002/2003) short after we got married(in 2000).
LSS - Thank God we finally found a doctor willing to give her a chance and operate on her.
Marie has been able to walk on her own since mid 2009.
However, it would be way too hard for either of us to climb over or around each other to get in and out of bed.

We have been looking for a 26 foot twin bed.
But I'm open to this 23 footer as it is only one foot longer than our Ultravan. As we get older it would make it much easier to drive either one of our MHs if they were about the same size.

Or I could picture us forgetting we were in a 26 footer - as we take out some pole or something rounding a corner leaving a parking lot. LOL

I like the setup. ( Crying or Very Sad PLEASE no one step on me trying to buy it Crying or Very Sad )

The bedroom layuot is just what Maire and I need!
It would be even better if it were a 26 or even 28 foot long.
But even thought it is only 23 feet - I would have pulled the trigger and bought it today if Tom was more reasonable on his price. (A project is a project - but yet some feel their stuff is worth more.)

I will be keeping my eye on this one!
Right now he has a lot of tire kickers and I tihnk he feels he will get his price.

As for those measurements you want. This is what I was told today.

Twin Mattresses are 30"W and 6'L

Bedroom is 7' 6" wide

Front couch is 6' 4" and turns into a bed too.

Slow down folks. There is a pedestal for the rear table in one pic and the table top and post in another pic. Someone put a nightstand between the seats of the rear dinette and everyone here thinks it is two beds back there.

The front dinette has been replaced with a jackknife sofa or davo bunk. It is clearly labeled a Birchaven.

Wait until someone takes a look to verify that the rear "beds" are longer than 54".

I have ABSOLUTELY NO interest in buying a THIRD GMC! I only wanted the dimensions so I could add it to the list below:

1) Royale by Coachman (Personally measured John Sharpe's Royale)
Passenger side: 73.25 inches x 33 inches
Driver side: 73 inches x 33 inches

2) Avion by Avion (Personally measured my Avion)
Passenger side: 75 inches x 34 inches
Driver side: 74 inches x 34 inches

3) Edgemont by GMC (Personally measured one at Michael Bozardt's shop and another one at the Tulsa Lunch Bunch's rally at the
Balloon Festival). GMC also built some Kingsley's with rear twins and I'd say it was safe to assume they would be the same.
Passenger side: 77 inches by 36 inches
Driver side: not measured

4) Birchaven by Coachman (Measurements provided by Tony)
Passenger side: 72 inches by 30 inches
Driver side: 72 inches by 30 inches
I believe this to be a unique GMC as I have not been able to find any floor plans for a rear twin Birchaven.

I noticed that too. (with what little I do know about GMC thus far) Laughing

I did have the seller measure them while I was on the phone.
And it is one of the main things I want someone else to confirm as part of the things I need checked out on it.

Only time will tell for 100% sure.

BTW - The other thing that is odd - is the kind of bathroom cabinet it has - where one would be taking a shower. Did you notice that. Razz

I haven't poked around underneath, so don't know if a black tank can be built and/or moved far enough forward to move the toilet 16" forward to make a bed 72" long in the back of a 23' GMC. That still wouldn't work for me, at 6'2" and 275 pounds.

I don't think it would be a good idea to use the shower with that vanity.

I hope it is what you are looking for. I like to see GMCs taken out of barns and fields and put back into service.

I did a lot of going back and forth on this ,Tom sent me a bunch of pics
and I concluded that it used to be a wet bath and also had a dinette the
base cabinets in the bath were added and I was wondering if the po put the
dinette seats side by side to make a couch pics could not clearly rule that
out anyway I was almost there just to many oddities looks like a great
place for an adventure though
