Jim Bounds suggests to go with an Atwood Excalibur as you have an exterior
door to do the maintenance from.
25k BTUs is plenty again according to Jim B.

Atwood 38541 Excalibur 25,000-40,000 BTU Furnace (my12voltstore.com)
