Mark,
I agree with you that confirmation would be necessary, however, I downloaded all the photos and examined them carefully and the
woodwork matches perfectly throughout the coach.
The floor plan does not match any in the brochures below:

Couch in #6 looks big enough for two people.
Closet in #12 appears to be about the same size as fridge in #11. From that, I believe that the left side bed is probably pretty close to the same size as right side bed in #11.
It appears that a list member is going to have a gander at the coach and hopefully take some measurements for us.
I wish I were a whole lot closer. I might end up with a 2nd coach!

Tony says the seller told him over the phone that the couch behind the drivers seat is 72". That would be close to the dimensions of an OEM dinette. It looks like the storage behind that couch (driver's side) has been removed, the bathroom moved forward, and the closet at the rear (pass side) removed to make the rear beds longer.
The hardest part of that work would be the black tank. I don't know enough about the location of the black tank to say what has to be done to move the toilet at least 16" forward to put the bathroom where it appears to be. I am more than 6' tall, so I would have to move the front "bedroom" partition more than 18" forward to make room for single beds that I could sleep on in a 23'. The black tank placement is the critical piece of the puzzle. The rest is basic carpentry, plumbing and electrical. I would say all that could be easily done by a PO, even matching the finish to appear OEM. If I were doing it, I would re-use as much of the existing fittings, fixtures and finish material as possible. I believe I could make it look like it came from Coachman, if that was my intent.
It would be cool if it turns out to be a prototype or limited edition from Coachman.

Tony. What about the unit in Cali that you were gonna hack up? If you buy this are you still going thru with the other? If not I would love that unit to go out to the desert.

Dan. I thought this was an odd unit. Too much for a blown engine. Im flying in to Vegas on the 25th and moving a unit up to the ranch. Ill be there for that weekend but I do have one in Reno that I have to transport in. If that is when your moving that unit up north let me know. Have you talked to this guy yet?

Hi David,
Marie and I like to have one GMC we can use.
However, it must have twin beds and I rather know what was and was not done to it. Retired picky mechanic I guess.
As for the parts one I do plan to buy it as well.
I have plans for that power plant with TBI and HEI.
And the more I find out about it the more I feel less bad about parting it out.

I drove by that Birchaven on April 8th on my way towards Phoenix and stopped to take a look.
There are unusual features, but it is almost entirely an unmolested coach with rear twin beds. I spent almost an hour talking with Tom, who is a great guy BTW, and it's pretty much what you see is what you get.
It is too good use a donor or make into a Frankencoach. There's work to be done, for sure, but cosmetically it's straightforward.
There wasn't a battery installed, the coach was towed there, so I didn't hear the engine run. Tom said it ran good and I believe him. He's an old school motorcycle mad scientist that puts V8s in drag bikes of his design, so I also trusted his opinion of what good means.
He's selling it for a friend, is in no rush to sell it or move it, and there's a lot of traffic that goes by his door. When he said firm I believed that too.
There was evidence of mice and a generator cable had been chewed through. The body panels will need to be re-adhered at the seams, there's a missing roof plumbing vent, two 9" round roof vent covers above the bathroom but only one visible in the bathroom.
The coach is factory, but it's almost like they changed their mind or were trying a different layout.
I told him that I would post a link to his Craigslist ad and was just getting around to it when I saw this thread. No moss grows under the GMC crowd!

At the very least we need to get someone to buy it to get more pics of the interior, and/or a layout drawn to add to the archive to go with the reverse Birch.
The story speculation on the history of this design is good for at least an hour of benchracing. Special build for an exec who needed a shorter version of a royale to fit in the garage, End of year factory remnants cobbled together to fill one last coach? Who knows? It is definitely worth saving.
76 Birchaven - "Wicked Mistress" - New engine, trans, alum radiator, brakes, Sully airbags, fuel lines, seats, adult beverage center... those Coachmen guys were really thinking about us second hand owners by including that beverage center...

Dan,
Take another look at the photo of the shower and you'll see a curtain rail just above the mirror, the curtain is missing but if
installed it would cover the wood cabinets when closed.
I'll be dollars to donuts that the wall paper is vinyl like in my Avions.

As I have both side bath and rear bath Birches, I know a little about them.
The bath looks a little like how they finshed my rear bath, but the counter top doesn't look "Coachman" to me. My side bath module looks like a GM wet bath, just "mirror image" for the other (street) side. Outside of this bathroom, it looks to be almost two feet forward than the location of mine, placing the door across from the stove. The paneling next to the front couch looks more like something found in a 1980's home improvement store than something Coachman would install have installed. I would have to look under my side bath and do some measuring to say much about the black tank location.
All in all, interesting layout. Might think about it for mine as it has already been "PO'd".
With one of the "powered tables" at the front couch and a table bewteen the driver and passenger seats.... hmmmm...

I can not see how someone like me can get my first foot up onto that ladder.
From what this coach has fo0r a ladder to what our parts coach has for a ladder.
Is the ladder on the back of GMC for sale in AZ an EM design and factory?
When did they change the design to make them longer by bringing it down to the bumper to make it easier to climb?
The picture below is our parts coach.
