Just tripped over this one while I was out running errands this afternoon. Pretty rough, but it's possible it could be brought up to operating condition if the mechanicals are better than the external aesthetics.

It's located at 840 West University Drive, in Mesa, AZ (that's a couple miles east of the 101 for you local types).

Maybe a good candidate for a parts coach or for a REAL fixer-upper. Bring a spare air bag with you...

Called him. Hes a lawyer looking to get 10k out of it. He said he wont sell it the way it is right now because its unsafe. His mechanic told him its unsafe to drive because the "hub boot" was bad that they are no longer available.

Starting from the stand point that we all drive 40yo RVs, what do any of us know what reasonable is? All I know is that a 10k unit will not work in my business model and Im not gonna embarrass him or me by offering his 2500. Its better to smile, thank him for his time and move on. But I still have his contact info if your a buyer at $10000. Let me know

Starting from the stand point that he used it for two years and is asking $3000 less than he paid for it I think that's reasonable.

Of course $10,000 doesn't work in your business model I assume it would take too long to pay it off renting it.

Also you don't need coaches that can be "used" for their original purpose; traveling.

As I understand it all you need is a unit that will make it to your location and from then on it doesn't matter if it can be driven
or not. Am I correct?

I realize all the house systems have to work.

My units have to be drivers in the fact that they dont leak fluids
burn oil and start when you turn the key. It is true that when Im looking at a potential unit I am concerned less with the drive-ability than the operational functions of the coach but regardless I cant rent out a unit for 5k with a rod knock or no 3rd gear. Most of the coaches I have came from estates of owners that cared for them and the trustee doesnt know the value and just wants them gone. In the past I have towed them out and driven them out. I have found that I have better luck with the coaches that have made the 3000 mile trip as opposed to those that havent. Burning Man is held only 12 miles from our ranch but when the gates open on Sunday there can be a 7 hr wait stretched back to our property. Our units got to be able to handle a slow 7 hr stop and go idle without vapor locking or overheating in 100 degrees @ 4500ft above sea level.

Delusional is the word you are searching for. Unfortunately, the spike in prices a few years back put a few folks into GMCs at astronomical prices. Still, this example may have been worth 13k a few years back, but the market has cooled and it doesn't look like he has maintained it at all.
