Yeah I saw all of those issues as well, except for the water damage. It
might be a good project coach for someone a lot closer than I am. Maybe he's
had it for sale long enough that he's ready to dump it and, after being
educated, realize that $2,500 is actually a fair number! Lol
Do you remember what the frame looked like?
Maybe I could send him a CL ad of a 23' in Parker, AZ with a rebuilt
engine/tranny/rad, dropped and coated tanks, new brakes, new air bags, and
on and on... for $9,500. Actually I may be considering this one for myself
soon.

Guy,
Oh oh! Now you've got me started!
As far as the work that has been done to it noted in the ad the only thing
that is important AFAIK is: "Newly Re-Built Front End"
and I wonder what that actually means?
I reviewed Richard's GREAT pictures and noted that there's a lot of water
damage inside.
The odometer says 76,949 and after copying and enlarging the brake pedal
picture I'm not sure if it's not 176,949:

The Onan hours of 571 would seem to support 176,949:

I love the air hose reel that blocks off half the bloody radiator!

There are a number of odd things about the exterior:
1) The Birchaven decal on both sides:

2) The entry door is missing the stripes

By the way I almost took Helen to see this unit. We were in South Carolina
and were going to head up to see it but I got food
poisoning at a restaurant and spent a day in bed.

Rob M.

I spoke to the owner today. She said that they are asking $8k but wouldn't
take less than $6k or $7k. It might be worth $6k if it's had all of the work
done that the ad says that it has. I would be tempted if it was on the west
coast.
I emailed them today and am waiting for a response. I asked about the very
non Avion exterior and what the story is behind that.

Guy,
Maybe Richard will fill us in on what it looked like underneath. I do know that Steve Ferguson is/was interested in a '23 and he
turned this one down.
I reckon $2,500 to $3,000 would be more realistic in this current market.
Sooner or later maybe someone who doesn't do their homework or someone that needs to join AA (Avion's Anonymous) might offer them
the 6 grand.
It is more likely that it will sit outside and the water leaks will continue and cause it to deteriorate until it isn't even worth
#2500 - $3000!

Rob M.
